Dubai Residential Property Price Indices: Sales Price Indices

Residential property prices in Dubai housing market performed well in August 2012. The Dubai Residential Property Sales Index for all residential increased by 2.4 points, from 183.1 to 185.5, which represents an increase of 1.32% mom. On the other hand, prices increased 14.36% yoy.

Apartment sales prices registered an increase in August 2012. Prices increased 1.01% mom and 3.67% yoy.

Villa sales prices show relatively high nominal growth on a mom basis in August 2012. Prices increased 1.86% mom and 22.82% yoy.

Apartment sales prices with the size “50sqm and less”, decreased by a nominal 2.15%; for “51sqm-100sqm”, decreased by a nominal 1.76%; for “101sqm-150sqm”, decreased by 0.41%; for “151sqm and more” and increased by a nominal 0.24% in August 2012.

Dubai Residential Property Price Indices: Rental Price Indices

Residential property prices in Dubai rental market increased by 0.14 points, from 74.96 to 75.10, which represents an increase of 0.18% mom in August 2012. On the other hand, rental prices increase 6.74% yoy.

Apartment rental prices show a decrease on a mom basis in August 2012. Prices decreased 0.23% mom but increased 4.95% yoy.

Villa rental prices registered an increase in August 2012. Prices increased 0.56% mom and 6.64% yoy.

Apartment rental prices with the size “50sqm and less”, decreased by a nominal 2.01%; for “51sqm-100sqm”, decreased by a nominal 1.54%; for “101sqm-150sqm”, decreased by 0.93%; for “151sqm and more”, apartment sales prices increased by a nominal 0.84% in August 2012.

Abu Dhabi Residential Property Price Indices: Sales Price Indices

The Abu Dhabi Residential Property Price Index for all residential decreased by 0.35 points, from 63.96 to 63.61, which represents a decrease of 0.55% mom in August 2012. On the other hand, prices decreased 7.88% yoy.

Apartment sales prices decreased 0.97% in August 2012 compared to July 2012 and decreased 12.70% compared to August 2011.

Villa sales prices registered a decrease in August 2012. Prices decreased 0.12%  mom and 2.29% yoy.

Apartment sales prices with the size “50sqm and less”, decreased by a nominal 1.40%; for “51sqm-100sqm”, decreased by a nominal 1.39%; for “101sqm-150sqm”, decreased by 0.10%; for “151sqm and more”, apartment sales prices decreased by a nominal 1.17% in August 2012.

Abu Dhabi Residential Property Price Indices: Rental Price Indices

Residential property prices in Abu Dhabi rental market decreased by 0.13 points, from 60.98 to 60.85, which represents a decrease of  0.22% mom in August 2012. On the other hand, prices decreased  8.47% yoy.

Apartment rental prices increased 0.09% in August 2012 compared to July 2012 and decreased 2.77% compared to August 2011.

Villa rental prices registered a decrease in August 2012. Prices decreased 0.53%  mom and 12.41% yoy.

Apartment rental prices with the size “50sqm and less”, increased by a nominal 0.72%; for “51sqm-100sqm”, increased by a nominal 0.61%; for “101sqm-150sqm”, decreased by 1.02%; for “151sqm and more”, apartment sales prices decreased by a nominal 0.19% in August 2012.
